St Silvester’s Eve, or New Year’s Eve, corresponds to the night between 31 December and 1 January (New Year’s Day). 31 December is a date dedicated to the saint and Pope Sylvester, the 33rd bishop of the city of Rome. St Silvester is therefore the ferryman, the one who guides and transports souls and people into the New Year. 31 December is also often mistakenly called New Year’s Eve, although it is actually only the eve of it.

We are only 17 km from Siena, 25 km from San Gimignano, 18 km from the Abbey of San Galgano, 74 km from Florence and 48 km from the thermal baths of Rapolano, which are also open in winter.

We have 13 flats in Tuscan style, all equipped also with kitchen but above all all all with independent heating and wood fireplace (wood supplied by us, included) and 5 rooms with typical hotel treatment that includes breakfast and daily tidying up.

Ours is the usual and classic residence formula that we also practice during the summer season and which guarantees guests great freedom and autonomy.

All flats have a fully equipped kitchen and it is therefore possible to have breakfast, lunch and dinner in your own flat. For this reason, breakfast is optional and is considered extra.
The treatment of the rooms is typical hotel treatment that includes breakfast and daily tidying up.

Our restaurant ‘La Cantina del Poggiaccio’ is open daily from 12 noon to 2 p.m. and from 7 to 10 p.m. The menu is a la carte and offers cuisine linked to the local area with an eye on the Mediterranean diet There are dishes for the little ones. Everyone eats what they want and pays only for that, with no obligatory set menus. We do not do half board or full board. Our guests love freedom, discovering the area and having no constraints.

Our company produces extra virgin olive oil, Vermentino di Toscana, Rosato di Toscana San Giovese 100%, Chianti Colli senesi D.O.C.G., Super Tuscan 100% Merlot, Super Tuscan Cabernet Sauvignon, Cabernet Franc and Syrah. We make homemade bread, all pasta is homemade by us as well as desserts.

Live music is often offered in the evening.

The restaurant is fully heated.

Official Rates & Conditions Residence Apartments

Rates are intended:

  • for rental only (only bed) and include VAT at 10% per apartment per night;
  • The cost of the apartment remains the same if occupied with the minimum of the available beds or the maximum and is independent of the age of the occupants;
  • the rental cost includes all consumption of water, electricity, gas, heating and wood for the fireplace.

Rates include:

  • the cost of renting the apartment;
  • all consumption of water, electricity, gas, heating and wood for the fireplace;
  • use of the multipurpose sports court (tennis, basketball, soccer), table tennis and table soccer;
  • free use of mountain bikes;
  • indoor parking;
  • wi-fi with a router for each apartment and good coverage of common areas;

Additional Mandatory Fees.

  • Tourist tax: € 1.50 per person per night for the first 6 nights of stay from 12 years of age;

Additional Optional Fees

To be entered at the time of booking:

  • Extra beds that can be represented by a single bed, a sofa bed or an armchair bed. The cost of the person’s stay in an additional bed is € 55 per night and also includes linen;
  • Crib for infant 0/3 years old. Infants are charged € 30 per day even in the case of a crib brought by the parents;
  • Pets of any size are welcome at Borgo il Poggiaccio as long as the rules and good manners are observed. They are allowed at a cost of € 30 per day. That includes bowl and sleeper;
  • Breakfast is served from 7 to 11 a.m. under the vaults of the 1400s. It is a rich breakfast served at the table with sweet, savory and many local products. The cost is € 16 per person. Children 4/10 years old € 12.

Reservations and Cancellations

  • Individual reservations valid without any advance payment but with credit card as guarantee;
  • A 30% deposit is required for multiple reservations for several apartments;
  • Cancellation policy:
    It is possible to cancel without penalty up to 7 days before arrival. From the sixth day to the third day prior to arrival the penalty is 50% of the stay. In case of cancellations in the last 2 days the penalty is 100%. Our management will always evaluate the reasons for any cancellations and in case of serious unforeseen events (such as pandemics, hospitalizations or similar) will issue a voucher worth 100% to be used at our facility with one year validity.
